    This listing consists of two oceanfront parcels in historic North Kohala above the beach at Kapanaia Bay. The main parcel of 84+ acres extends from the highway to the oceanfront. It is to be sold together with TMK 3/5-2-7-27, an adjacent oceanfront parcel of 8+ acres that contains most of Kapalama Heiau and is subject to a preservation plan approved by State Historic Preservation Division.

    Access to the top of lot 8 is directly off Akoni Pule Highway, via a long mowed driveway shared with a small gulch property not included in the sale. The part of the lot most easily permitted for a residence or equestrian estate is about 15 acres of ag-zoned pasture acreage with view plane protection from gulches on either side. Walaohia and A'amakoa gulches come together just below this elevated flat portion. Pedestrian trails could be cleared through the gulch to walk to the beach.

    One can also drive to the lower portion of the parcel and the oceanfront via Kapanaia Road, the access to Lot 9. A 1982 court case confirmed public vehicular access to Kapanaia Bay and beach and historic preservation sites, as well as lateral shoreline pedestrian access from Kapanaia Bay westward to Hapuu Bay.

    These lands are well documented as important pre-contact agricultural sites, as well as being the playground of Kamehameha I. Documents would be provided to familiarize potential purchasers with the preservation requirements incumbent upon them as the new stewards of this historical land.
