An oceanfront community in Hawaii Kai generally referred to as Portlock is actually comprised of three different neighborhoods: Portlock, Triangle and Koko Kai. Portlock a is a premier residential oceanfront neighborhood in Hawaii Kai consisting of about 120 properties. Portlock homes for sale are typically valued from $1.6 million for a fixer-upper to $15+ million or newer luxury estates. Lot sizes range from 11,000 sq. ft. to 1 acre plus, making the area some of the most desirable real estate in Honolulu. Real estate in Portlock includes the homes on Portlock Rd and about 8 properties along the ocean side of Kalanianaole Hwy.

Koko Kai is comprised of about 130 properties most along Poipu Drive and are typically valued in the $1.6M to $5M range and feature some dramatic cliffside estates with stunning sunset and ocean views. The Koko Kai neighborhood located on the Koko Head side of Portlock. Most of the homes in Koko Kai boast amazing ocean and sunset views looking toward Diamond Head. There are also some that are direct oceanfront though the coast is rocky as opposed to the sandy beach you will find in the Portlock neighborhood. Homes in Koko Kai are on larger lots zoned R-10 and most were originally built in the 60's and 70's. Many of the properties have since be replaced or upgraded as homeowners understand the value of the neighborhood.

Triangle real estate is home to about 300 properties on the ocean side of Kalanianaole Hwy, adjacent to Portlock and Koko Kai. The homes closest to Koko Head will typically have some nice ocean views, where the ones in the flats do not. Homes in Triangle normally won't fetch as high a price as Portlock or Koko Kai, however it is still a great value.
