South Maui

Kihei:  Kihei Maui Hawaii is located on the southwest shore and is inhabited by island visitors and locals alike.  Its biggest draw is the six miles of beach for sunning, swimming, surfing, body boarding, snorkeling, kayaking and whale watching. Kihei is a nice affordable area of Maui with condominiums, small hotels, shopping centers, and lots of restaurants.  Kihei is also is near the Kelia Pond a National Wildlife Conservation District with its endangered stilts and coots.
 
Kihei has a mixture of single family homes and condominiums.  Kihei single family home median sales price is estimated at $405,000 with the sales prices ranging from $350,000 to several million.  The median sales price for Kihei condominiums is estimated at $250,000 with the price range running from $115,000 to $450,000 with some around a million.

Wailea and Makena:  Wailea Maui and Makena Maui are so close together they are often referred to as Wailea-Makena.  These areas are devoted primarily to luxury living and vacations. Wailea is a 1,500-acre, master-planned resort community with its development guided by a master plan that ensures low density and good community planning and the Wailea Community Association's design guidelines which try to preserve Maui's island environment.  Wailea boast three golf courses including the Blue Golf Course, the Gold Golf Course and the Emerald Golf Course which is favorite of women golfers.  With a mixture of condominiums, townhouses, and single family homes and gated communities it offers security and privacy in a lush tropical environment.  Walking and biking paths leave no reason to stay indoors.
 
Makena Maui Hawaii host the Makena Beach and Golf Resort and is at the entry way to a preserve area of lava flows and desolate secluded beaches. Hawaiians and locals fish the ocean waters from lava flows jutting into the ocean.
 
With many oceanfront, ocean view and golf course frontage homes, town homes and condominiums available in the Wailea-Mekena area many might find it hard to choose the best property.  Prices for single family homes and houses are at the high end of the Maui market and the median sales price fluctuates wildly with prices ranging significantly from just under $1,000,000 to in excess of $20,000,000. The median sales price for condominiums and townhouses also fluctuates wildly with prices ranging from the upper $300,000’s to in excess of $10,000,000.

Maui Meadows: Maui Meadows is part of Kihei Maui and is located on an upslope on the Mauka (mountain side) of Piilani Highway which allows some of the best views in Maui.  It is a neighborhood comprised of single family homes and houses.  Homes can often be rented out as vacation rentals or held privately as second or primary residences.  The median sales price is estimated at just under a million with prices ranging from the mid $600,000’s to just under $3,000,000.

Maalaea:  Maalaea Maui Hawaii is home to a small boat harbor with whale watching tours, cruises and pleasure boats. Though the three mile beach is not a good beach for sunning it is great for surfing, wind surfing and long beach walks.  Ma’alaea includes the Ma’alaea Harbor Shops, Maui Ocean Center, and a variety of restaurants.  Ma’alaea Bay is part of the National Humpback Whale Marine Sanctuary and nearby is Kealia National Wildlife Refuge which provides 700 acres of natural wetland habitat for endangered native water birds, migratory ducks, shorebirds, and is nesting ground for the endangered hawksbill turtle.
 
Maalaea housing consists primarily of condominiums which can be rented including some vacation rentals. The median sales price is estimated at around $290,000 with most sales prices currently running from $250,000 to $450,000
